However, we recommend you contact the Real Estate Commission for more detailed information and for any changes which may have occurred.

Sales Prelicense

To be eligible to apply for a real estate Salesperson License, an individual:

• Must be 18 years of age
• Must be a citizen of the United States or a lawfully admitted alien
• Must be a legal resident of Texas
• Must furnish the Texas Real Estate Commission satisfactory evidence of successfully completing the following education:
• Principles of Real Estate core real estate course [60 classroom hours]
• Law of Agency core real estate course (30 classroom hours)
• Law of Contracts core real estate course (30 classroom hours)
• An additional four semester (60 classroom) hours in core courses or in related courses acceptable to the Commission.
• A In order to receive credit for your education, you must pass a course final exam (grade of 70 required to pass).
• Then to be eligible to apply for a real estate Salesperson License, you must first obtain a letter from the Texas Real Estate Commission attesting to satisfaction of all education requirements, and
• Pass a state licensing exam with a passing score (as designated by the Texas Real Estate Commission) in each section of the examination.

For Those Applying On or After January 1, 2006

To be eligible to apply for a real estate Salesperson License, an individual must furnish the Commission satisfactory evidence of successfully completing the following education:

Principles of Real Estate core real estate course [60 classroom hours]

Law of Agency core real estate course (30 classroom hours)

Law of Contracts core real estate course (30 classroom hours)

An additional core real estate course (30 classroom hours)

Another four semester (60 classroom) hours in core courses or in related courses acceptable to the Commission.

Evidence of successful completion shall be presented via credit transcript or certificate prior to filing a Salesperson License Application form. DO NOT submit original transcripts and/or course completion certificates. Keep the originals for your personal files and send photocopies to the Commission.

To be eligible to apply for a real estate Salesperson License you must first obtain a letter from the Commission attesting to satisfaction of all education requirements.THE EVALUATION OF EDUCATION DOCUMENTS MUST BE PERFORMED BEFORE THE APPLICATION CAN BE FILED.

To obtain an evaluation of your education documents submit the form, Request for Evaluation of Education Documents.

A fee of $20.00 is required for the evaluation of education documents for the purpose of determining if education requirements have been satisfied. This fee is good for one year. Please submit copies of your transcripts or course certificates with your request for evaluation. DO NOT submit original documents.

Continuing Education

• Complete 15 hours of state approved courses every 2 years,
• These courses must include 6 hours of Mandatory legal courses including: 
• Rules of the Commission,
• Fair Housing Laws,
• Landlord Tenant Laws and Other Property Code Issues, 
• Agency Laws,
• Antitrust Laws,
• Deceptive Trade Practices - Consumer Protection Act,
• Disclosure to Buyers, Landlords, Tenants and Sellers 
• Current Contract and Addendum Forms,
• Unauthorized Practice of Law,
• Case Studies including Violations of Laws and Regulations,
• Current Federal Housing Administration and Department of Veterans Affairs Regulations
• Tax Laws,
• Property Tax Consulting Laws and Legal Issues;or 
• Other Legal Topics Approved by the Commission.

**Please note that as of January 1, 2005 , providers will begin offering the following two courses mandated by TREC to cover the 6hr Mandatory Legal portion of the continuing education requirement:

•  Legal Updates  3hrs

•  Ethics                3hrs

• The other 9 hours are elective courses
• Pass a course final exam for mandatory legal courses (grade of 70 required to pass).
• All sales agents renew every 2 years in the month their license was received.
